Job Title: Property Manager

Location: Tumwater, WA

Reports To: Owner / Regional Manager

Employment Type: Full-time

About the Role

We are seeking an experienced Multifamily Property Manager to oversee the operations, leasing, and resident experience at our multifamily community of 225 units. This role requires strong leadership, excellent customer service, and solid financial acumen to ensure the property achieves occupancy, income, and resident satisfaction goals.

The ideal candidate is a hands-on manager who thrives in a fast-paced environment and takes pride in maintaining a high-quality living community.

Key Responsibilities

Operations & Leadership

• Oversee all daily operations of the property, including leasing, maintenance, resident relations, and vendor management.
• Supervise, train, and motivate on-site staff to deliver exceptional service and meet performance goals.
• Conduct regular property walks and inspections to maintain curb appeal and operational excellence.
• Ensure compliance with Fair Housing, ADA, and local landlord-tenant laws.

Leasing & Marketing

• Maximize occupancy by executing strategic marketing plans and outreach campaigns.
• Oversee leasing activities, including advertising, showings, application processing, and renewals.
• Maintain strong market knowledge to ensure competitive pricing and positioning.
• Analyze leasing data to forecast occupancy and identify trends.

Financial Management

• Develop and manage annual operating and capital budgets.
• Collect rent and monitor delinquencies, implementing collection procedures as needed.
• Approve invoices and control expenses to align with budget targets.
• Prepare monthly financial and operational reports for ownership or regional leadership.

Resident Relations

• Foster a welcoming, community-oriented atmosphere to promote retention and satisfaction.
• Resolve resident concerns promptly and professionally.
• Organize community events and initiatives to strengthen resident engagement.

Maintenance Coordination

• Partner with maintenance teams to ensure timely completion of work orders and preventive maintenance.
• Oversee vendor contracts, bids, and project work for capital improvements.
• Maintain property condition standards consistent with brand and ownership expectations.

Qualifications

• Bachelor’s degree in Business, Real Estate, or related field (preferred).
• Minimum of 3–5 years of experience managing multifamily communities (100+ units preferred).
• Proficiency in property management software AppFolio.
• Strong leadership, communication, and problem-solving skills.
• Solid understanding of Fair Housing and local housing regulations.
• CAM, ARM, or CPM certification (preferred but not required).
